Steps in the buying process :
from the agreement to key delivery & title deeds
Almost every property buying process can be rather daunting, especially if the property involved is abroad. Below you will find useful information regarding this process when you buy property from Coralo Group. We hope we can put the pieces of the puzzle together and show you how simple this process can be even when living abroad. We promise to make this experience smooth and hassle-free!
1. Personal Meeting
At this stage we discuss with you in order to identify specific requirements which usually include:
- Desired location
- Size of the plot
- Size of the villa
- Time required for completion
- Budget
2. Property Selection & Reservation
Our representative will tour you to a number of available properties that suit your requirements. Once you select a property (plot of land for a custom design villa to be built, completed villa or villa under construction),you will be given information about its specifications and the materials used in the construction. At this point a 30 day reservation fee is required, sometimes paid via your solicitor and held while the contracts are drawn up and title searches are conducted. Before the sales contract is signed you need to appoint a solicitor; if necessary we can recommend a few.
3. Architectural Plans
This concerns customers who purchase a villa which is under construction or a plot for the construction of a custom designed villa.
If you opt to purchase a plot of land and have a custom design villa constructed by Coralo Group, then you will have an appointment with our architect, help him visualise your dream villa and have the first draft plans produced. Once you inspect and finalise the villa plans, you will be informed on the total price for the property and proceed to signing the sales contract.
If you opt to purchase a villa which is currently under construction then you may be able to request some minor changes depending on the construction stage. For this purpose a meeting with the architect is necessary before the sales contract is signed.
4. Sales Contract
A sales agreement is signed within 30 days of property reservation, which is the official documentation for property purchase from Coralo. At this point a deposit is paid and the reservation fee which was paid to reserve the property is deducted from the deposit. Stage payments due at different completion intervals are clearly stated in the sales contract.
5. Meet your Customer Care Manager
After signing the sales contract you will meet your Customer Care Manager who will be providing you with information throughout the construction process and until completion of the villa. You will receive an introductory letter within 10 days of signing your agreement as well as frequent progress reports including photos until your property is completed.
6. Select Materials for your Property
Sometime between six-eight months before property completion, your Customer Care Manager will assist you in choosing tiles, sanitary ware, colours for aluminium window frames, kitchen carpentry and wardrobes and anything else listed in your property specifications list. If you cannot be present at the time you can appoint someone else to choose for you, select from photos sent to you by e-mail or accept free advice from our interior designer.
7. Official Key Delivery Meeting
When your property is completed (within the time-frame specified in your sales agreement) you will meet with the Customer Care Manager for delivery of the keys to your new house.
8. Property Final Inspection
Within 10 days of key delivery, your Customer Care Manager will schedule an inspection of your property in your presence and make sure that any problems that may exist are solved within 2-4 weeks.
9. Water & Electricity Matters
Within 10 days of key delivery, your Customer Care Manager will accompany you to the relevant authorities and assist you in setting up an account for water & electricity. If your property is provided with water from Coralo Water Supply, then you will be asked to visit our offices to open an account.
10. Other Free Services:
- your Customer Care Manager will assist you with quotations on furniture and electrical appliances for your property upon your request and as early as 6 months before property completion
- your Customer Care Manager will assist you with quotations/arrangements for landscaping, gardening and pool maintenance upon your request and as early as 1 month before property completion
11. Workmanship Guarantee
Should any problems arise within the 1 year workmanship guarantee, contact your Customer Care Manager who will be there to assist you. After 1 year from completion, your Customer Care Manager will be able to put you in contact with professionals who can assist with any issue that may arise.
12. Transfer of Title Deeds
Once permission to own property is granted from the Council of Ministers (a process deemed a mere formality nowadays) the title deeds are transferred from Vendor to Purchaser by a simple procedure through the Cyprus Land Registry Office, either by the buyer in person or by appointing a third party with a Power of Attorney.
